NAR is offering a four-point legislative plan to reinvigorate the housing market and calls on Congress to act during a lame-duck session. NAR believes its plan will give a boost to the economy and help to calm jittery potential home buyers.
"Housing has always lifted the economy out of downturns, and it is imperative to get the housing market moving forward as quickly as possible," says NAR President Richard F. Gaylord. It’s been a long time coming for Staten Island Realtors and on August 8, 2008, the borough’s near 2,700 Professional Realtors proclaimed victory when Governor David Paterson signed the New York State Association of REALTORS® -backed legislation that requires disputed real estate commissions to be deposited, at the time of closing, into escrow with county clerks until the parties’ rights to the escrow monies have been determined.
Importantly, the proposal does not create a lien and allows the closing to continue, while keeping the disputed commission in New York State. More

DEPARTMENT OF STATE MEETS THE 21ST CENTURY
Every licensee in New York recently received information in the mail from the New York State Department of State concerning the department's new eAccessNY Occupational Licensing Management System. The system is intended to replace all "snail mail" communications with DOS concerning licensing including license renewals, change of association and terminations. Brokers, who are sponsoring a new licensee, must register the licensee with the broker's company on the system.

| Technology: Don’t Forget the Small Stuff |

The talk for years in real estate has been that the internet and technology in general is changing the face of the industry. And certainly that is the case. Everyone knows that over 80% of all real estate transactions now start on the Internet, usually with a buyer or seller looking at listings, or getting a free valuation, on some real estate portal (i.e. realtor.com, nytimes.com, etc.) or broker website.
Brokers and agents are bombarded by suggestions about where to promote the clients properties and themselves on the Internet. And there is no dearth of expensive technology widgets to buy.
But there are lots of small things, many free, that can be utilized to be more productive and establish unique identities. There are websites worth looking at merely for guidance, such as lifehacker.com, which promotes itself as a place for "Tech tricks, tips and downloads for getting things done.” More

|
A Snug Harbor East Historic District has become a hot-button debate among many North Shore residents. The proposed 111-building district by the city’s Landmarks Preservation Committee would force homeowners to seek approval from the city for even so much as minor home repairs.
Livingston lies on the Island’s North Shore and is a neighborhood ripe with history lined with stately 19th century Victorian homes and cobble-stone streets.
For some time now, a preservation movement has been afoot to designate specific homes within Livingston, New Brighton and Snug Harbor as historic landmark sites. However, many residents living in these neighborhoods aren’t particularly jumping at the idea to claim their homes as landmark status citing limited tax relief and archaic city rules, regulations and guidelines that ban remodeling and other work. The U.S. Department of Justice, for reasons of its own, has initiated a Web site to educate consumers about what it calls unfair competitive practices among real estate brokerages. What it really does is advocate a particular real estate sales model over all others: discount brokerage.
If the DOJ was attempting to try its case against NAR in the press, it met with a dull thud. While there has been intense interest about the site from Realtors® and association staff, in the media it has produced a big yawn. Only a few trade publications have shown an interest. | Let’s Not Blow Things Out of Proportion |
|

"Housing market meltdown. Prices are plummeting as borough reels from sub prime lending mess" was the front page headline in the Staten Island Advance on August 27, 2007. The article quoted only one selling couple who had dropped their list price from $689,000 to $655,000 from April when they listed the property to the time of the article. The Advance made no attempt to determine if the list price was reasonable to begin with, nor did it state that the reduction in list price was less then 5%. Rather, The Advance used this one seller as justification for calling the market a "Meltdown." Is this sensationalism, bad journalism, or just a way to sell newspapers? Whatever it is, the result could be a self fulfilling prophecy. If you scare the public enough, whether warranted or not, a meltdown may occur. This is the equivalent of activist judges who are accused of writing laws rather then determining whether laws properly fit within the framework of the U.S. Constitution.
Clearly the markets were affected by the sub-prime crisis in August. But how that affects any individual real estate market is dependent upon a hugh number of factors and plays out in many different ways in various parts of the country.More

Are you familiar with all of the changes that have happened in the MLS over last few months? If not, here is a summary of those updates we believe have improved the usage and reliability of the system.
Mapping: Google Maps with the ability to get Directions have been added. When you click the address link, the Google Maps appears. At the upper left hand corner of the map you can click to have other Active properties in the area placed on the map. The older mapping system can now be accessed by clicking the M link on the right hand side of the search results screen for the listing in question. The old "Map Machine” can be used to do area searches, add listings of any status to the map, and add overlays like Tax Lots, Census Tracks, Wet Lands and statistical groupings of listings by price.

On January 1st all real estate licensees in New York were required to begin utilizing the new agency disclosure forms: DOS 1735 NYS Disclosure Form for Landlord and Tenant; and DOS 1736 NYS Disclosure Form for Buyer and Seller. The new forms were passed with the support of Realtor associations around the state by the legislature in 2006. The forms are intended to simplify the agency disclosure process, but in some ways have complicated the process and in fact have made it necessary to change listing forms and the Staten Island Multiple Listing Service. Ms. Carpenter is the President of Dawning Real Estate, a full service real estate firm that she has owned and operated since 1999 with clients from Staten Island to Albany. More than fifteen members of the Staten Island Board of Realtors, including ten fellow directors, were on hand to honor Dawn on her special occasion.

Immediately following the December tsunami tragedy in Asia, SIBOR’s Board of Directors authorized a Tsunami Relief matching fund of $10,000. Rather than contributing the funds to a national Realtor fund supported by the National Association of Realtors, the directors were unanimous in their desire to participate in Tsunami efforts organized locally on Staten Island.More
